of the Company
Personnel
DOMO – in Latin the word means to conquer,
to overcome and to order. It is not by accident
that the word forms part of our Company’s
name. It is projects which could be regarded as
particularly difficult that we consider our greatest achievements. We treat each investment as
a unique challenge. We solve problems with our
well thought-out strategies, excellent financial
standing, as well as our experienced and professional staff.

with which we undertake every new project.

Characteristics of
the Company
Korporacja Budowlana DORACO Spółka z o.o. was established in 1991, quickly becoming a reputable company in
the construction and investment sector. The strength of our
experience, excellent personnel and innovative approach
combined with perfect workmanship have made DORACO
a reliable contractor for domestic and foreign customers.
The professionalism and high quality of our services have
been attested by prestigious awards. However, the most important reward for our Company is always our Customers’
satisfaction and the stable growth of the business.
The DORACO brand is also renowned abroad. A new challenge for DORACO is the Middle East market, which is
presently being analyzed by our experts. The development

These complementary, though different forms of operation,
ensure the Company’s dynamic development, independent
of the ups and downs of the construction sector.
General contracting is the field where DORACO had its first
major successes, according to the motto: great achievements
result from single efforts. In this domain the Company has
become a leader in Pomerania and one of the key players in
Poland.
The scope of our business is wide: from industrial construction and monument renovation through the construction of
hotels, banks, office buildings and commercial centers, to
the construction of health service and educational facilities,
specialist maritime and inland hydro-engineering structures, as well as environmental protection investments.
The motto we follow in our operations is:

We provide our individual Customers with comfortable, safe
and esthetic flats constructed according to our original architectural designs. Our investments are energy-saving and
environmentally friendly. We always take our Customers’
individual needs into account, hence they become co-designers of their homes. In order to ensure comfort and save
our Customers’ time, DORACO Developing assists them in
financing purchases of flats, offers professional interior design and ensures efficient administration of buildings.

Our long-term investment plan guarantees the Company
excellent results. With its regular financial surplus, DORACO
can become involved in large and costly projects. And these
– being carefully planned and prepared – serve to increase
the Company’s value. A highly significant element of the investment strategy is keeping most of the net profit in the
Company. We attach great importance to financing investments with our own funds.
Korporacja DORACO is specializing in the construction of
apartment buildings and commercial surfaces. DORACO
also holds shares in the Haffner Hotel in Sopot, one of the
showpieces of this Baltic resort.
Korporacja Budowlana DORACO Sp. z o.o. belongs to the
capital group Hass Holding with a turnover exceeding PLN
600 m and operating mainly in shipping, construction and
investments.

Personnel
People are the biggest asset of DORACO. Most of them
have been working for the Company since its inception
and today they form a team of professionals thanks to the
consistent training system. Work culture, reliability and
timeliness – all this is possible thanks to the excellent
coordination of the work of the Company’s own specialized construction, fitting and finishing teams. DORACO
takes care of its people, hence – its people take care of
DORACO. Our priorities are the comfort of our employees, work safety and a transparent and encouraging incentive scheme. This is why our staff identify themselves

The transfer of knowledge and skills takes place within
the proven master-student relationship. Good, friendly
contacts developed during integration meetings and trips

Workers and their families have their holidays financed

Equity
The Company’s equity proves the solid foundation of the
Company. It includes a modern range of equipment and
administration buildings on a plot in the center of Gdańsk.
Moreover, Korporacja DORACO owns numerous attractive
properties in the center of Gdańsk and in Sopot, as well as an
area of several dozen hectares in the immediate vicinity of the
Tri-City bypass.
The seat of the Management Board is proof of the Company’s
attachment to tradition. It is located in a historic manor house in Oliwa, meticulously renovated with particular attention to detail and in the character of the epoch.

For several years now DORACO has been investing its

the Tri-City and Pomerania. The Company holds
several dozen hectares of real property situated near
the bypass of Gdańsk, in addition to land at the seaside.

Logistics
The Company also owes its excellent results in all areas of
operation to its careful logistics. Good logistics is a process
with a precise rhythm and pace. When planning our
logistics processes, we take into consideration the logistics
of our Suppliers, which results in harmonious co-operation. The planning of all investments always takes into
account four dimensions of their implementation:
time,
total costs,
quality,
risk.
This involves the preparation of the following for every
undertaking:
a detailed schedule of the investment and work;
a budget including any costs, their elimination and profit,
not understood as the derivative of the investment but
as a specific figure;
a quality plan specifying investment milestones and
technological processes;
a description of risk forecast before the investment, including precautions.
Logistic operations are streamlined by an integrated IT
system used by all the employees in all the branches of the
Company. We have access to state-of-the-art technologies,
materials and methods, and we know how to use them
effectively, taking into account the specific character of the
tasks.

meanings: from the very beginning, continuously –
this refers to one of the most significant aspects
of our business, i.e. twenty years of experience. It allows
us to implement even the most demanding, tailor
made projects. Experience is one of the most valuable
