Poznań, located on the Warta River, it is one of the oldest cities in Poland, making it an important
historical centre and a vibrant centre of trade, industry, and education. Poznań is Poland's fifth
largest city and fourth biggest industrial centre. It is also the administrative capital of the Greater
Poland Voivodeship. Poznań and its suburbs are a city with population in excess of 800,000
inhabitants in the agglomeration. Poznan as a metropolitan city with a strong economy and high
quality of life that bases its development on knowledge. With over 21 surrounding cities Poznań
creates Metropolis with nearly 1 mln population.

The area benefits from well developed network of transport infrastructure, proximity to main roads,
perfect connection to the city centre. Such location enables comfortable and easy access to all
districts and strategic points of the capital city both by public and private transport.
Poznan is well communicated within city’s borders. The offered property is located within the Wilda
district at Robotnicza Street. The site is located near Hetmańska Street which is part of national
roads no 5 and no 11 within city’s borders, allowing convenient access to most areas of city.
The road with the greatest strategic importance in the region is the A2 Motorway. It is a motorway
which, when completed, will run from west to east through central Poland, from the Polish-German
border in Świecko/Frankfurt (Oder) (connecting to the German A12 autobahn), through Poznań,
Łódź and Warsaw to the Polish-Belarusian border in Terespol/Brest (connecting to M1 highway).
The motorway is a part of the European route E30.
Kostomłoty (28 km) it coincides with the route of the A4 motorway, and between Nowe Marzy Wrocław with the European route E261.
Additionally the site has access to national route 11, which runs through voivodeships:
zachodniopomorskie, wielkopolskie, opolskie i śląskie.
One of the largest and most important train stations in Poland, Poznan Main Train Station can be
found in the very centre of Poznan and just 1,4 km from the investment site. At Poznan Główny
you can catch a train to Warsaw or cross the border and reach Berlin and other cities in Germany.
Needless to say that there are also connections to most major Polish cities. The station building
itself will be completely rebuilt and connected to the bus station and the site of the international
congress/convention centre. Construction work began in the first half of 2011 and is expected to
be completed by the second quarter of 2013. A new railway station with an area of 7,000 sq m
located over the railway lines will be only one element of the whole hub which, with its
accompanying shopping center will cover an area of 16,000 sq. m. The transport node will have
three levels of functionality.
Ławica Airport is located 7 km from the city centre, 8,5 km from the investment site, in the vicinity
of the route leading directly to the major city points and next to the road out of Poznań to Berlin
Due to its excellent location, the property in question can be easily accessed from the main exit
routes and town bypasses. The site has excellent access to national route no. 5 via Robocza and
Fabryczna streets. National Road No. 5 (along with a section of National Road No. 1 between
Grudziadz and Gdansk) is linking one of the largest urban agglomeration in Poland, ie, Tricity,
agglomerations: Bydgoszcz, Poznan and Wroclaw. It runs through the voivodeships: kujawskopomorskie, wielkopolskie i dolnośląskie to the Czech Republic. Between Bielany Wrocławskie and

and Warsaw. It is possible to get to the city centre from the airport using line 59 or express line L,
that is going directly to Railway Station. It is one of the oldest airports in Poland. In order to cope
with the increasing number of passengers and meet the highest security standards, PoznańŁawica Airport has been realizing a long-term investment plan.
The site is surrounded by excellent road infrastructure and is efficiently accessible by private
transport from Robocza Street.
