Our houses are available in the following full-log systems:
1. Single profiled spruce logs with the thickness of 45mm, 70mm, 90mm,150mm or
220mm with a double tongue-and-groove connection;
2. Double profiled logs with the thickness of 2 x 70mm or 2 x 90mm with insulation
among logs;
3. Round logs with the diameter of 180mm, 200mm, 220mm and more upon special
customer request.
We consider the 2 x 70 double profiled log wall plus 100 mm ecofibre log insulation
the most optimum as far as the price and attained functional parameters are
concerned.
Prices: The prices in the table below are approximate prices per one square meter of the
total surface. Depending on the house standard the prices may vary. The prices of the
semi-bungalows are medially 20% higher as for 1 m2 of the total surface.

The price comprises the following materials:
1. Exterior wall constructions made of profiled pine log in accordance with the
technology of 2x70mm
or 2x90;220mm(year round houses) or 45mm;
70mm;90mm(vacation homes)
2. Interior wall constructions made of single profiled pine log with the thickness in
accordance with the technology.
3. Roof constructions with rafters, roof ties, rood boards (dimension in accordance
with statistical estimates) and with one layer of asphalt roofing.
4. Top beams in accordance with statistical calculations.
5. Pine floor board for ground and first floor in accordance with the project.
6. Terrace boards.
7. Paneling.
8. Plank for the rood eaves.
9. Windowsills.
10. Window and door frames.
11. Roof finishing slats.
12. Window woodwork with the ratio of k=1,1
13. Entrance doors.
14. Inside doors.
15. Insulating materials.:.
16. Wooden stairs and handrails.
17. Balcony balustrade railings.
18. Fixing materials indispensable for the house assembly.
19. Architectural and building design
The quoted price additionally includes the following activities on the building
site:
1. Setting and fixing the foundations of house construction.
2. Assembly of exterior and interior walls of the house.
3. Roof construction assembly (the rafters, roof ties etc.)
4. Exterior planking of the roof and single covering with the asphalt roofing.
5. Assembly of top and floor beams.
6. Setting the wooden flooring of ground and first floor.
7. Panel covering of ceilings and flat roof and planking the roof eaves.
8. Setting the balcony balustrade railings.
9. Mounting the terrace plank.
10. Inserting and fixing the windows and doors.
11. Setting the slats around the windows and doors.
12. Embedding the stairs.
13. Insufflating the insulation among the walls (ecofibre) and insulation of floors and
roof surfaces with rock wool or ecofibre optionally.
Additional payable building works include the repeated external impregnation by
Tikkurila wood preservatives as well as the impregnation of internal room walls with the
beeswax.
The Investor is obliged to build the foundations, internal house media, final roofing.
However, in the case of some larger investment there is a possibility of complex
accomplishment of the abovementioned works by our building teams. Taking the place of
building into account it is not always profitable for both parties.

The quoted house price does not include the costs of transport from the plant to the
building site which naturally varies depending on the investment place. Here you can find
some examples for one 24-ton lorry:
Transport to Kassel/Germany- about 1100 Euro
Transport to Lion /France- about1700 Euro
Transport to Genewa/Switzerland-about 1500 Euro
Transport to Enschede/Holland-about 1200 Euro
Transport to Madryt/Spain-ca.2500 Euro
*the price already includes loading and unloading the house elements by Mazurskie Domy
employees.
The price does not include VAT payable on the house elements value in accordance to
the rates of the given country as well as the customs duty which is paid back later on the
basis
of
the
certificate
of
origin
drawn
by
our
company
(Euro1.)
Pursuant to general contract conditions made by our company the lodging and
catering costs of our employees are generally incurred by the Investor. Upon Investor’s
request we could calculate the objective costs; however, our experience suggests that the
most suitable and profitable way to handle it is to let the customer do the abovementioned
activities since he knows the realia and specificity of the area of the planned building site.
Thus, our proposal focuses on such an advantageous solution. In order to maximally
reduce Investor’s additional house costs our employees can be accommodated in the
caravans.

Financial settlements: Any payments are to be transferred to Mazurskie Domy
account in accordance with the building works progress. The payments result from
the technological process of house building as well as the proportional participation
of applied materials and works. Such a method of investment settlement is
comfortable for both parties: the Investor based on building process disburses
appropriate resources while the Contractor is constantly motivated to meet its
obligations.
Standard payment schedule:
1. 30% of the total price within 7 days from signature of the agreement
2. 25% within 7 days from house elements delivery and house construction
assembly at the construction site by the Contractor.
3. 25% within 7 days after finishing the assembly of house construction (it
includes the assembly of external and internal walls, ceiling joists, roof rafter
framing plus planking and single layer of asphalt roofing or roof foil), but
prior to outfitting.
4. 15% of the total price within 7 days commencing from the reception of
window woodwork, external doors and insulation of houses’ walls.
5. 5% of the total price within 14 days from the reception of the Subject of a
Contract by the Investor.

SOME DECISIVE FACTS SUPPORTING THE ATTRACTIVENESS OF HOUSES BUILT BY

Quality: Mazurskie Domy have at its disposal a professional technology park,
highly qualified personnel and the best raw materials. Our wood derives from the
northern regions of Poland, the so-called “Lungs of Europe” and therefore it is
characterized by fine quality and durability

constructional timber class K-27 with the optimal assembly, the so-called air and dry
humidity of 16-20%;

Experience: Mazurskie Domy has been building wooden houses on Polish and
European-mainly German, French, Spanish, Dutch and Irish market for a dozen or
so years. We can safely say that we do have much experience in building the
houses of this type. The objects we build are as good as the quality of renowned
foreign products still less cheaper than they are.
Unique technology: As opposed to most companies which build their houses in
the system of single log with the rock wool insulation and internal paneling or
plaster and carton board finish Mazurskie Domy has been building the houses in a
revolutionary technology of double log with the thickness of 2x70mm or 2x90mm
with a 100mm ecofibre layer insulation among logs (this is a cellulose insulation
with a very good heat transmission ratio (λ=0,039W/mk) whose name has much in
common with the wood. It behaves, that is it breathes, similarly to the wood. Other
Polish house producers are just starting with this technology and watch the
solutions applied by Mazurskie Domy .
Energy-saving and thermal convenience: The houses built by Mazurskie Domy
are characterized by sensational thermal parameters/e.g. the heat transmission
ratio for 2x70 wall amounts to k = 0,24 . In the course of exploitation some
significant heating advantages are obtained. As far as hot climate is concerned, the
abovementioned building system provides a comfortable and friendly microclimate
not to be replaced by any air-conditioning.
Satisfaction and pride: Thanks to the technology applied by Mazurskie Domy you
have an opportunity to admire the full log effect, both outside and inside of your
house! Our objects do not imitate the wooden houses made of planks attached
outside and paneling inside. Since they were built of solid logs, they do have a
fascinating and particular charm.
Tradition: All the logs built by Mazurskie Domy have a double tongue-and-groove
connection with the additionally drilled technological openings for some wooden

with a good and verified woodwork tradition. Thanks to it the constructions are
stable, durable and delamination-proof which unfortunately takes place as for the
nail wall assembly.
Ecology is a basic principle for Mazurskie Domy. Therefore the wall logs are not
covered by any chemicals. They are initially impregnated in the aqueous solution of
boron salt. In order to preserve their structure they are exposed to physical process
of drying until the humidity of 14- 18% is obtained. Thanks to it, they attain the
excellent insulating virtues and adhere to one another closely.
Impregnation: Having built the house, the outer walls are impregnated by
ecological wood preservatives upon customer’s color. Inner walls are protected
against dust and surface dirtying via waxing. Thanks to it the surfaces are of unique
character and silk. The undoubtful advantage of beeswax, except for the positive
ionization for humans, is the fact that the wood is not covered by any chemical
crust, but it still “breathes” and emits, depending on the wood type, the relevant
and characteristic scents.
Health: The wooden houses are commonly said to be „healthy”. The decisive factor
here is wood’s ability to diffuse the water steam. In other words, the wood enables
the natural gas exchange and it equalizes the difference in concentrations as well as
it does not retain the water overabundance. This physical and chemical property is
commonly called „breathing”. Thanks to the (ecofibre) technology applied by
Mazurskie Domy the wood of walls lets the air in and out and it ensures a stable,
human-friendly climate in the rooms. It is worth noticing that traditional rock wool
insulation requires two barriers in the form of insulating foil which means that the
wooden house loses the abovementioned qualities. The point is that the idea of
breathing walls is put in the shade then and signifies a dead wooden structure
which is unhealthy to the tenants. Mazurskie Domy realizes the unique wood
properties and thus it builds the houses via the technology maximally exposing
health-friendly advantages !!!
Safety and durability: Owing to the presence of boron compounds, ecofibre is
not only biodegradable but also prevents the growth of fungi on wooden structures.
Unlike polystyrene and certain types of rock wool, ecofibre also protects the wood
from insects and rodents. Ecofibre is a slow-burning material which does not
propagate fire. Ecofibre protects structural materials against fire and ensures
their durability. Figuratively speaking, great-grandchildren will dwell in the houses
built by Mazurskie Domy !
Roof construction: The roof structure is designed and built in a way which
enables the client to choose any type of roof cover (ceramic or bituminous
roofing tiles, thatch, shingle, etc.). Larger rafter sections are often applied to
emphasize the beauty of the house. The roof heat transmission ratio for the year
round houses is k=0,19.!!!
Floor construction and acoustics: The floor structure is made of high quality
pine floor paneling with the thickness of 28mm which can be protected with
ecological varnish or beeswax and no scraping is needed. Mazurskie Domy’s houses
apply the wood insulated multi-layer ceilings which damp the vibrations and noise.
Thanks to the “non-drum effect” the footsteps in the attic are practically
minimalized. Mazurskie Domy can really do that !!!
Window woodwork is characterized by high-quality EURO 2000 LAZUR singleframe windows. Seasoned pine wood with natural graining is applied. Lazur
windows feature thermofloat double-glazing filled with argon gas that has a very
low heat transmission factor of U = 1.1. High-quality window fittings by ROTO +,
are used, featuring an unsealing gap to provide the adequate micro-ventilation of
the room

External door woodwork is a solid, insulated framework structure with glued
layers and face veneer for a pleasing appearance, reliability and stability. Many
designs and colors are available depending on the type of the house.
Internal door woodwork comes in a variety of designs as a framework structure
with glued layers and face veneer. High-quality materials and production
technology guarantees the long-standing and reliable service life.
Indoor stairs of glued pine (standard) are equipped with decorative railings and
banisters, spaced in accordance with safety regulations. Oak and beech varieties
are available.
Terraces and balconies are made of highly durable, 45 mm thick sawn floor

Internal installations: The aim of building process is to make any electric
conductors, water tubes, sewage and central heating pipes unseen. In the course of
